But here’s what I learned: transforming your house into your dream home isn’t about how much money you spend—it’s about making smart, strategic choices that give you the biggest impact for your investment of money, time and energy.

Over the years, I’ve painted countless cabinets, refinished old furniture, updated light fixtures with spray paint, and discovered which projects truly move the needle when it comes to creating a home you love. I’ve made plenty of mistakes along the way too and I’m sharing those lessons so you don’t have to repeat them.

TIP 1: Create a Space That Supports Your Life
Home is your physical and mental haven that protects and rejuvenates your energy towards your God-given purposes and goals.
When I think of how my phone functions in my life I like to imagine it as a charger base for my phone. The charger is a place for my phone to recharge so it can be ready to be used to its full capacity the next day. But how do we decorate and furnish a home in a way that restores and energizes us? TIP 2: Nix the Orange Wood
If you have considered giving any part of your house a face-lift, first turn your attention to the kitchen. It will absolutely give you the most bang for your buck.

The greatest way to make a big impact in your kitchen is to paint outdated cabinets. It will give you the biggest return for your time and money. REMEMBER THE CHEAPEST PAINT ISN’T THE CHEAPEST PAINT – Don’t make the mistake we did when we painted our cabinets in our first home. Because we were on a really tight budget, we bought the cheapest paint possible. At the time, it seemed like a good idea but after 10 coats of paint on the cabinets, it was obvious our cheap paint was covering like skim milk. Lesson learned!
So, be sure to buy high-quality paint because it will actually save you money in the long run since it will cover better and require less paint and effort. After blind-testing 24 different cabinet paints, I found Benjamin Moore Advance was the best DIY paint for cabinets. TIP 3: Play it Safe with Color
Pick colors that give you the most décor options. Light neutrals are your best bet because they brighten up the room while still giving a relaxing feel. Pick wall colors that are used often on Pinterest and in magazines so you can see how they look in real-life rooms. You can’t go wrong with warm greiges like this one: My Favorite Greige Paint Color

QUICK TIP: If you dislike your wall color, try changing your light bulb color first. You might be surprised at the difference they make! These Daylight LED bulbs look great in our home.

TIP 4: Don’t Hesitate to Update Your Backsplash
For our backsplash, we actually used faux brick panels that are cheap, paintable, and surprisingly durable. This project worked far better than I imagined, and when you touch the backsplash or bang on it with your fist, it feels like an actual painted brick.

TIP 5: Update Your Light Fixtures
Update outdated fixtures and you’ll be surprised how much character this adds to an old house. Also, depending on what you replace them with, new fixtures can provide more light to open up the space and offer that light and airy look.

TIP 6: If You Can’t Remove It, Embrace It
There will always be some aspect of your house you don’t love because there’s always something that’s necessary to settle on.
So, you have two options. If you can’t remove this aspect of your home, you need to embrace it. Here are some examples:
It was necessary that we had a hose reel on the side of our house. Instead of trying to awkwardly cover this eyesore with plants, I decided to make a classy hose holder instead. So, instead of saying, “I want to hide our plastic hose reel,” our décor says, “I’m proud of this classy hose holder in the middle of my flower bed.” You can see how it turned out here: Affordable Curb Appeal Ideas

The same applies to the area of our old house that was used for the landline phone. You know that big indention or counter area for a phone that is common in older homes?
So, since we couldn’t very easily knock out that wall, we turned the counter and wall space into an Organization Station. What was once a huge waste of space was later a functional and sharp-looking area of the house that kept us organized.
TIP 7: If You Can’t Embrace It, De-Emphasize What You Don’t Like
For the few cases where you just can’t embrace the eyesore, you can always downplay what you don’t like about it.
For example, in our current home, I don’t love the brick, but everything else was great, so I decided to overlook it. However, painting the home’s eaves and soffits from light brown to off-white really updated the look of the brick. The brown color had intensified the orange tones in the brick but the white minimized those tones making the whole house look more modern. Therefore, if you can’t change an aspect of your home, try changing something next to it that takes your focus off the negatives. I applied the same idea with our kitchen cabinet makeover. I don’t love our countertops but they are granite, so I don’t see spending that kind of money to replace them just because I don’t like some of the gold accent details. BUT, the stained oak cabinets are what really emphasize that orangey gold color in the countertop. But when I covered one section of cabinets with a white sheet, I hardly saw the orange. TIP 8: Assess the Space in Your Entry Way
There is a psychology of marketing that comes into play here. Research says that when a consumer enters a store, they are more likely to go to the right first after walking through the front entrance. Also, they will not spend much time looking at anything close to the door. This area by the door is called the deposition zone and the same applies to real estate.
You want visitors to have a good impression of your home the second they walk in the door. That means…no furniture to the immediate right or close to the front door
Tip 9: Update Your Front Porch on A Budget

TIP 10: Update Your Fireplace
The fireplace is the heart of the most important room in your house, so it has a big effect on the look and feel of your home. Our fireplace was dark and dingy. It wasn’t horrible, but it didn’t match the feel in the rest of the house. Also, my husband can’t stand the idea of painting brick. So, I improvised!
Instead of painting our fireplace a solid white, I whitewashed it. The look I was going for was that of a German Smear and I think I was able to achieve that.

Fortunately, this process only calls for a little white paint and some clear mixing glaze. It amazed me how such an easy and inexpensive process could update our fireplace and brighten the whole room: How to Whitewash A Brick Fireplace
TIP 11: Always Hang Curtains Correctly
Most of the windows in our dining room and living room are very slender, so we made the room look larger by hanging the curtains so they covered part of the wall outside the window. TIP 13: Low-Cost, Durable Flooring
Whether you are selling your home or adding more character, get rid of old carpet. I had severe allergies and sinus problems in our old house. And the same month we took out the carpet, it stopped! You can save money by buying a vinyl plank and installing it yourself, as we did. This is Home Depot’s Allure Flooring in Teak. It was really easy to install, and the flooring was very durable. TIP 14: Clean Carpets and Rugs
If you can’t remove the carpet or if it’s in really good shape, make sure you get old stains out and have it shampooed. For pet stains, I did lots of experimenting and this is the best product out there: Kennel Odor Eliminator For all other stains or spots, I use Folex. There are times I will spray it on the spot on my rug and when I come back later, I can’t find the spot to wipe up. It’s that good! If you have a stain you can’t get rid of in carpet and you can’t replace it, you can put an area rug over low to medium-pile carpet. It will not only update the look of the space but will help to delineate your living areas.
TIP 15: Repair Walls
Repair and paint over any cracks or picture holes in walls. When we bought our old home, it had some cracks in the ceiling of the hallway. My husband is a civil engineer and could tell the cracks were just from a poor drywall job as opposed to a foundation problem. Cracks can be easily filled with caulk and repairing wall damage can go a long way in freshening up the look of your house. Make sure all caulk in kitchens and bathrooms is clean and bright white. Always, fill any cracks in baseboards before painting a room because unpainted caulk will attract dust. You will be surprised what a difference it makes with very little cost and effort!
TIP 16: Update Bathroom Fixtures
Update all light fixtures and sink fixtures. If you can’t afford to update sink fixtures or cabinet hardware, you can spray paint them. While there are some learning curves to some of these projects don’t think your new-found skills are “nontransferable”. What I learned in our old house’s bathroom I’ve applied in our current Master Bath to give those mauve-brown walls a blue spa-like feel. TIP FOR UPDATING BATHROOM MIRRORS – To give our bathroom an added touch, we made our own mirror frame and then painted it white. We just attached it on top of the existing beveled mirror and it freshened up the whole room without the cost of a new mirror.
TIP 17: Curb Appeal

TIP 18: Update Door Hardware
Be sure to update old door hardware. I saved over $200 by refinishing old door hardware in our house. I spray-painted the knobs and bought other hardware. TIP 19: Make Any Metal or Fiberglass Doors Look Like Hardwood
Did you know you can use any faux stain on a metal or fiberglass door to make it look like it’s made out of real hardwood? You can use this technique on any interior or exterior doors with 8 shades of faux stain to choose from. TIP 20: Light Switches and Plate Covers
Make sure all light switches are in working order and update all plugs and the switches to white rocker switches.
TIP 21: Update Vent Covers
Spray paint all vent covers the same color as the trim. Take them off and satin spray paint. This is my favorite paint: Rustoleum Universal Spray Paint
TIP 22: Appeal to the Senses
Most of what we have talked about appeals to the eye but don’t forget the other senses when adding character to your home. Run an essential oil diffuser like this one I use to give a subtle spa-like scent. For selling your home, some suggest playing soft music in the background. TIP 23: Clean or Paint Exterior Trim

TIP 24: Add Texture, Visual Interest & Personality
Whether you are adding extra character to your builder-grade home or preparing your house to sell, add elements to help your home stand out. Simple touches can go a long way in adding character and charm to your home like molding, built-ins, a plank wall, barn door or a board and batten wall.

TIP 25: Furniture Makeovers
Renovating an old piece of furniture is so much better than buying new. You can find a cheap piece of solid wood furniture and give it your own style with paint or a faux stain.
Even if you have a piece of laminate furniture, you can easily paint it in a solid color or in a faux stain to look like a vintage piece.

TIP 26: Add Stylish Floor Vent and AC Vent Covers

TIP 27: Do a Hardware Inventory
Take note of the hardware in your home, whether it’s kitchen knobs, bathroom door pulls, or furniture hardware. TIP 28: Fill Your Home with Houseplants
Not only do they clean the air but they give the look of your home such a crisp and fresh look. Consider putting plants in window sills, or under a lamp on and end table. If these aren’t an option, you can easily transform any wire shelf into a DIY plant stand with LED lights.
TIP 29: Update Your Thermostat
